NEW LAW: Property Management Law for Out-of-State Owners

Georgia's recent passage of House Bill 399  (<-link to BILL 388) significantly impacts absentee property owners of single-family homes and duplexes. This new law, effective July 1, 2025, now requires out-of-state landlords to engage a Georgia-licensed real estate broker to manage their properties. 


Furthermore, if that broker also resides out-of-state, they must employ at least one Georgia resident to handle tenant communications and property concerns. This legislation aims to enhance tenant responsiveness and accountability for maintenance issues, making it crucial for non-resident owners to ensure compliance.
